Great for homebuyers who want to move in shortly after they purchase but want be fair to the existing tenant. That’s why all of our leases provide for early termination. It allows you to take occupancy in 30 days by paying the tenant a 3month cash fee or in 90 days with a one month cash fee (to pay relocation expenses). You get the flexibility you need and the tenant gets the respect he deserves.

10% Deposit, Close in 30 Days and Assume the Existing Lease.

Perfect for homebuyers who want to take advantage of today’s low prices and catch the upside of appreciation but don’t want to take occupancy for awhile. It allows them to move-in at their convenience while the home generates a positive cash flow. A real win-win.

20% Deposit now and close in 90 days.

This extended-closing option is designed for buyers who need a little extra time to manage their portfolio or arrange financing.

30% Deposit Now and Close at the End of the Lease.

This option is designed for homebuyers who want to “lock-in” a specific home and price but who need time to relocate or to sell a home. Naturally the purchase price will not be quite as low as the first three options but the extra time is often worth the small premium.
